Golden Hill Towers

The project is located in the Golden Hill community; only 15 blocks from downtown San Diego and only 5 minutes drive from Balboa Park.

Golden Hill Towers will provide 20 homes for buyers, large enough to jump around and spread their arms without knocking pictures off the walls. The Towers units will provide 1,500 to 1,650 square feet plus lanais, storage space and two car garages with enough security to provide peace of mind. Construction is anticipated to take a full year because the project is four stories and the Site is only half an acre. These create unique challenges for the project’s Construction Superintendent.

Centrally located is a stairway and elevator serving all the units. The elevator will be sized to allow the movement of furniture with exception of larger beds, wall units, and pianos. At the two opposite lowest ends of the site are stairways providing ingress and egress as well. Two motorcycle stalls are located adjacent to the main entry of the garage by outside of the garage because of noise and their exhaust.

The First Floor is designed as the “Front Door” to 14 of the units and also serves as a Garden Level for everyone’s enjoyment. The garden level will accommodate a few smaller trees, grassy areas and sitting spaces. Only unit owners and visitors would have access to the Garden Level. Lighting levels within this area would be designed for mood and safety. The Second Floor to these 14 units provides their bedrooms, baths, closets and full laundry with overhead cabinets. Within 4 of these units the ceiling over the stairway and circulation areas open into vaults with clearstory windows. Because of the Site’s bowl effect, it is at this level that windows all around the project can be designed for exterior views.

The Penthouse Level provides 6 single level units. Open planning, vaulted ceilings and fireplaces make these Penthouse Units rather special. They all have private balconies. Except for one unit these units have direct access without going through the Parking Garage. The three Penthouses facing 29th Street are designed with single flight stairs reflecting common elements within the community.

Britanny West will be the architect and developer of this project; and will attempt to make this project a green building through the LEEDs program. The project is currently in review with the City, and will continue forward in the permitting process. Britanny West’s goal is to attain a high LEEDs rating on this project; which simultaneously speeds up the permitting process through the City. Further developments will be posted as they occur.
